Client Supplied Labor & Material

“Why Can’t I Use My Own Plumber and Get My Own Supplies?”

It is our goal that your finished project is all that you hoped it would be, and that the project itself is an exciting stress-free experience for you and your family.   The key is to keep the project on time and on budget and the surprises to a minimum.  To that end, we do not take on projects where the client provides all, or a major portion of the materials. These projects are rarely completed on the timeline stipulated in the construction contract and almost always incur change orders and extra costs.

Over the years we have developed a knowledgeable team of dedicated trades people and suppliers, most of whom have collaborated on our past projects. We know what to expect from one another in design, planning, selection, scheduling, customer service, delivery, installation, and most importantly warranty. This means we can explain to clients what to expect from us and our vendors and deliver that promise on time and on budget. Our time and expertise, as well as our partners’ time and expertise, is included in our contract, when we supply the labor and material.

When clients want to furnish material or labor from sources we don’t do business with, meeting the timeline and quality assurances in your contract becomes an unknown for us. We cannot deliver or guarantee what we do not control.  We have learned these lessons the hard way during our 45-plus years of construction experience:

 Material can be of inferior quality, arrive damaged or in the wrong quantities. Our trade partners supply and guarantee the materials they use, but they cannot guarantee client supplied materials. If your material is found defective or incorrect in any way, it creates a disruption of the schedule and hampers the job tasks to follow while replacements are procured.

 Construction projects require a high degree of coordination and communication among all the trades people involved.  If work is shoddy, not up to code, or not done as expected, then we will have to correct it.  If the work is not done on time, then the schedule for following tasks has to be reworked.

When you hire me as your contractor, you are hiring the experience, expertise, relationships & contacts that I have developed over many years in central Connecticut.  Because I know and trust my trades people and suppliers I can guarantee that the construction timeline, costs, and quality as stipulated in our contract will be met.
